Speaking at the Lubec selectmen's meeting on January 5, Chairman Bill Daye revealed that the potential suitor for the town garage property is Family Dollar Stores, a publicly traded firm based in Matthews, N.C. Daye confirmed that talks with the firm's local representatives and the real estate company that would actually purchase and develop the site have been rekindled.
According to information provided by the Family Dollar website, the current year corporate profit outlook is based on "approximately 450‑500 new store openings and 80‑100 store closings." As of October 1, 2011, the chain reported operating 7,059 stores in 44 states, including 54 in Maine and 900 in Texas. Of those stores, 6,510 are leased, according to financial information provided by the firm. Locally, the chain operates stores in Machias and Calais.
That the town garage needs to be replaced is not in question; it is falling down, according to Town Administrator John Sutherland. The sand pile has generated complaints from neighbors and needs to be relocated, and current state law requires that any new location be covered. The town already owns property slated for this purpose but so far has been able to set aside only a portion of the funds to make the transition.
Daye pointed out that proceeds from the sale of the town facility would be earmarked for the new facility and that demolition and cleanup costs would be the responsibility of the buyer.
When the announcement was made, Selectman Sara McConnell stated, "I do not see Family Dollar as a positive. It would take out family businesses." Daye replied, "I don't necessarily agree." During the January 5 meeting, the remaining three selectmen were silent on the matter.
Responding later to a request for clarification of her views, McConnell stated, "This is the first time Lubec has been approached with an opportunity like this, and I think the entire community and businesses owners should share their opinions. I don't feel that this is a decision that the five members of our board should make. Personally, I think introducing a Family Dollar to Lubec could potentially close the doors to some of our local businesses who are owned and operated by citizens who live and work in Lubec and are vested in our community."
